SOP for Winterizing/Commissioning the DYC Dockhouse and Dock

DOCKHOUSE

This section is for the Dockhouse, under purview of the Vice Commodore

Winterizing:

  1. In heads:
    1. Close all windows
    2. Plug in hall heater and stow excess cord behind conduit.
    3. Turn on all heat breakers and set wall heaters in hall, mens and womens rooms to marked settings.
    4. Clean and check all exhaust fans, inside and out.
    5. Pour 5 gal of water down each of the mens and womens and locker room floor drains.
  2. At fountain:
    1. In head hallway, turn off valve for outside fountain, and secure with zip ties.
    2. remove flexible line from wall valve, and turn on fountain for a bit.
    3. Back in hallway, remove drain knob from fountain valve and allow water to drain.
    4. Reinstall knob and reinstall outside line.
  3. Pump Out Room Sink:
    1. In locker room, turn off outside sink (valve by ice machine).
    2. Open sink spigot (remove any hose).
    3. Remove drain knob on shutoff valve and allow sink to drain.
    4. Reinstall knob.
  4. Pump Out room:
    1. close door louvers.
    2. Install plywood over locker room door louvers.
  5. Verify locker room heat circuit breaker on and enable/set heater thermostat.
  6. Enable 2nd deck heat, see SOP on side of fridge.
  7. Every few days, verify that heat/building is OK, spare portable heater stored on 2nd deck.
  8. WD40 all inside padlocks, white lithium all cipher locks.
  9. Change smoke detector batteries on 2nd deck, need 2 nine volt.
  10. Any other identified work.

Spring Commissioning:

  1. Turn on outside fountain valve, located in head hallway, check for leaks.
  2. Turn on Pump Out sink valve, located to right of ice machine, check for leaks.
  3. Pour 5 gal of water down each of the mens and womens and locker room floor drains.
  4. In Pump Out room, open door louvers.
  5. Remove plywood cover for Locker Room door and store beside ice machine.
  6. Turn off all 1st deck heaters and their circuit breakers.
  7. Unplug hall heater and stow cord atop it.
  8. Set second deck HVAC to AC and set thermostat to mark. See SOP on refrigerator.
  9. Clean and sanitize ice machine - done by professional.
  10. WD40 all inside padlocks, white lithium all cipher locks.
  11. Change smoke detector batteries on 2nd deck, need 2 nine volt.
  12. Any other identified work.

DOCK

This section is for dock stuff under purview of the Dockmaster and Assistant

Winterizing

  1. Have Public Works turn off the main water supply to the dock, and remove the big backflow preventer, store it in the dockmaster locker.
  2. Drain dock plumbing as follows:
    1. Remove white drain plug on seawall near ramp(low tide).
    2. Close all hose bibbs, removing any hoses.
    3. Remove the backflow preventer, from most distant hose bibb.
    4. Hook up air to most distant hose bibb, and allow it to blow out line.
    5. Remove air and open all bibbs.
    6. Reinstall drain plug, using new teflon tape.
  3. Install deicers to be ready for use. See deicer SOP.
  4. Replace any bad dock boards.
  5. Clean parking lot/beach area.
  6. WD40 all outside padlocks, white lithium all cipher lock.
  7. Air all DYC tires, including the cart in the dockhouse, and the sewage pump cart in trailer.
  8. Remove plastic floating dock, to winter use section see Floating Dock SOP.
  9. Replace stones as needed.
  10. Remove 'NO WAKE' buoys.
  11. Any other identified work.

Spring commissioning

  1. Have Public Works turn on water at dock and reinstall backflow preventer.
  2. check all dock plumbing for leaks, repair as necessary.
  3. Remove, clean, and store deicers in trailer.
  4. Install floating dock, see Floating Dock SOP
  5. Air all DYC tires, including the cart in the dockhouse, and the sewage pump cart in trailer.
  6. Replace any bad dock boards.
  7. Clean parking lot/beach area.
  8. Replace stones as needed.
  9. Install 'NO WAKE' buoys.
  10. Any other identified work.

This procedure supersedes all previous DYC instructions concerning operation of the this portion of the DYC facilities.
